7 Commercial Rooftop AC Warning Signs to Watch for in Late Summer

By late July and August, commercial cooling equipment has already been operating through weeks of heat, humidity and extended business hours.

This is often when small HVAC problems become noticeable.

A rooftop unit may still be running, but cooling capacity begins to decline. One tenant reports a warm office. A retail space takes longer to cool each morning. The system runs through the evening. Water appears near a ceiling tile. Employees begin adjusting thermostats without resolving the problem.

These changes should not be dismissed as normal summer behavior.

For commercial property owners and facility managers, recognizing the early signs of rooftop-unit trouble can help prevent emergency repairs, tenant complaints, interrupted operations and an unexpected loss of cooling.

Why Rooftop Units Struggle in Late Summer

Commercial rooftop units operate in demanding conditions.

The equipment is exposed to sunlight, outdoor heat, rain, airborne debris and changing weather. At the same time, it must respond to heat entering the building through the roof, windows, doors, lighting, equipment and occupants.

Cooling demand may increase further when:

  • Outdoor temperatures remain elevated overnight

  • Business hours are extended

  • Exterior doors open frequently

  • Filters or coils are dirty

  • A building has recently added occupants or equipment
